Before You Sell, Know What Comes Next

Selling a home in Upper Marlboro? Helen Gaynor's 7-Step Next Move Plan starts with your goals and your numbers, then covers prep, pricing, marketing and timing.

The short version

Selling your home affects more than the price you get. It affects what you can afford next, your monthly expenses, and how you want to live.

My 7-Step Next Move Plan starts with your goals and the numbers behind your decision. We estimate what you could walk away with, consider your next-home options, and build a plan for preparation, pricing, marketing, and timing. You'll understand what I recommend, why it matters, and what happens next.

I use the same plan for selling any home in Upper Marlboro. The seven steps fall into four stages on this page. First we look at your equity and your options. Then we prepare the home, give buyers a clear reason to visit, and keep you informed from launch through closing.

If you'd like a place to begin, start with your Next Move Equity Review, or tell me what you're trying to accomplish.

Equity: Understand your options and the numbers behind them

We start with what you want to accomplish. Then we look at your home's potential sale price, your mortgage payoff, estimated selling expenses, and what your next home is likely to cost. With those numbers side by side, you can compare selling now, preparing to sell later, or staying put, and see what each choice would mean for you.

Pricing starts at the neighborhood level. Prince George's County is many different markets. A townhome in Westphalia is compared with different homes than a house in the gated golf community at Oak Creek. I look at the homes a buyer will compare yours with, recent sales nearby, and listings that haven't sold, then explain where your home is likely to fit and why.

If you have a low mortgage rate, we look at what giving it up would mean for your monthly payment. When a higher rate on the next home is the main concern, a seller-paid rate buydown on your purchase is one option worth discussing. Whether it fits depends on the home you're buying, that seller, and your loan, so I treat it as a tool for the right situation rather than something every buyer can count on.

Sometimes the numbers point somewhere other than a sale. If you're weighing a rental instead of a sale, read whether to keep it and rent it, or sell.

Presentation: Prepare your home with a purpose

Before you spend on repairs or updates, we walk through the property together. I'm looking at the home the way a buyer will: what they notice first, what they'll compare with other listings, and what could come up during an inspection.

From that walkthrough, I help you prioritize the work most likely to improve how the home presents. We prioritize preparation based on your home's condition, competing listings, and your budget. For one home that might mean paint, lighting, and a few repairs. For another it might mean a deep clean and clearing rooms so buyers can see the space. You decide what gets done, and you'll know the reason behind each recommendation.

I'll also ask what you love about the house, the street, and the community. You know details a listing photo can't show, and the best of them belong in the marketing.

If you've lived in your home for many years, getting it ready can feel like a lot. My page on planning your next move covers how we plan the timing and the parts of a move that feel overwhelming.

Impact: Give buyers a clear reason to visit

Your marketing should show what makes your home worth seeing. We build the presentation around its strongest features and explain how the space works, so a buyer looking on a phone understands the home before they visit. Then we choose the services together.

I recommend a marketing plan based on your home, your goals, and your budget. Together, we decide which services to include, with a clear understanding of what each involves and any additional costs before we begin. The plan draws from these services:

  • Professional photography and video, and a floor plan that shows how the rooms connect
  • A dedicated property page for your home, easy to share with friends, neighbors and other agents
  • The MLS, which puts the listing in front of agents and their buyers across the region
  • Social media and email promotion
  • Direct outreach to other agents who may have a buyer for your home
  • Paid Facebook and Instagram ads
  • Drone photography
  • Open houses

Not every home needs every service. A newer townhome in Westphalia and a home in the gated golf community at Oak Creek draw different buyers, who look in different places. My recommendation for your home comes with the reason behind each piece, and we settle the plan together before your home goes live.

Campaign: Stay informed from launch through closing

Once your home is on the market, you receive regular updates on showings, buyer feedback, and competing listings. We agree at the start on how and when you'll hear from me, so you're never left wondering. If the feedback shows something needs to change, we talk about it early.

When offers arrive, we compare price alongside financing, contingencies, timing, and your estimated proceeds so you can make an informed decision. The highest price isn't always the strongest offer, especially when you're also timing the purchase of your next home. As a Certified Negotiation Expert (CNE), I negotiate with your whole move in mind.

When a challenge comes up, I explain your options, recommend a next step, and keep you informed. Some situations call for a specific tool. A rent-back, if the buyer agrees to it, can let you stay in the home you sold for a period after settlement. It depends on the buyer agreeing, so it's one option among several.

From the accepted offer through inspection, appraisal and settlement, you'll know what's happening and what comes next. If you're buying your next home too, see how I help buyers.

Start with your Next Move Equity Review

You don't need to know whether you're ready to sell before we talk. We'll look at what your home could sell for, what you could walk away with, and what your next move might cost. Then you decide.

Frequently Asked Questions

Do I have to make repairs before I sell my house?

Not necessarily. After a walkthrough, I recommend which preparation is worth it given your home's condition, the competing listings, and your budget. You decide what gets done.

How will my home be marketed?

With a plan built around your home's strongest features and the buyers most likely to want it. I recommend what to include based on your home, goals, and budget, and we agree on the services and any added costs before anything starts.

How often will I hear from you once my home is listed?

Regularly, with updates on showings, buyer feedback, and competing listings. We'll agree at the beginning on how often you want updates and the best way to communicate.

What if selling isn't the right move for me?

Then we look at the other paths: preparing to sell later, staying, or keeping the home as a rental. The Next Move Equity Review compares them with real numbers.
