Next Move Equity Review
A free, no-pressure look at your equity, your budget, and your options, so you can decide whether to stay, sell, or plan for a later move.
Should you stay, sell, or prepare for a later move?
The Next Move Equity Review answers one question: should you stay, sell, or prepare for a later move, and what would each option mean for you? It's a free, no-pressure walk through your equity, your budget, and your options, before you decide anything.
It is more than a home value. An estimated value tells you what the house might sell for. The review goes further, to an estimate of what you could walk away with after your mortgage and selling costs, what your next home might cost, and whether moving now, later, or not at all fits what you're trying to accomplish.

What we look at together
Every review covers the same five things, using your home and your numbers. The value and proceeds figures are estimates, not guarantees.
- Your home's estimated value. I look at recent sales in your neighborhood, the homes a buyer would compare with yours, and listings that haven't sold, then explain where your home is likely to fit and why.
- Your mortgage position. What you owe, and the rate you have today.
- Your estimated equity. The difference between your home's likely value and what you owe.
- Your estimated net proceeds. An estimate of what you could walk away with after your mortgage payoff and estimated selling costs.
- Your next-home budget and financing scenarios. What your next home might cost, and what different financing scenarios could mean for your monthly payment. Financing scenarios need a lender's input, so where they matter, I'll connect you with a lender to confirm the numbers.
Seeing those numbers side by side is what turns "I'd love to move but I can't afford it" into an answer, one way or the other.
Three possible outcomes: stay, sell, or plan
The review ends with one of three answers, and each one is a good outcome if it's the right one for you.
Stay. Sometimes the numbers show that moving doesn't make financial sense right now, for example when giving up a low mortgage rate would cost more than the move is worth to you. If that's the answer, I'll tell you.
Sell. Sometimes the numbers line up in your favor. Then the review becomes the first step of my selling process, starting with a plan for preparation, pricing, and timing.
Plan. Sometimes a move makes sense, but not yet. Preparation comes first: updates to the house, a clearer picture of the next home, or timing that fits your life. We map out what to do and when. In some cases, keeping the home as a rental is part of the conversation.
What happens after you request your review
Requesting a review takes a minute. You'll share your name, email, the property address, and your timeframe, plus a phone number and any notes if you'd like. Please don't send financial documents or account details through the form. Then I'll reach out to schedule your Next Move Equity Review.
Choose the format that works for you: phone, video, or in person. Plan for about 45 minutes for our conversation. More involved situations may need a follow-up. It helps to think ahead about the updates you've made to your home and what you'd like your next home to be.
What you receive afterward: your written Next Move Summary. After each completed Next Move Equity Review, I provide a written summary of the estimates we discussed, the assumptions behind them, and our agreed next steps. It's yours to keep and come back to as your plans take shape. Financing scenarios remain subject to lender confirmation.
There's no pressure to list anything, and no pressure either way. The review is there so you can make the decision with real numbers.
What the review is, and what it isn't
The Next Move Equity Review is a real estate conversation built on your home and your goals. It isn't an appraisal, and it isn't lending, tax, or legal advice. Where those specifics matter, I'll point you to the right lender, accountant, or attorney rather than guess.
I offer the review across Upper Marlboro and its communities, including Beechtree, Oak Creek, Westphalia, and Marlboro Ridge. Each of those pages explains what affects a home's value in that community.
